A leak from the tank body itself is not repairable. A leak at a fitting on top usually is, and that distinction is worth a phone call before you agree to a replacement.
Tank, tankless or hybrid in a Florida house
Tank: lowest install cost, simplest to service, fits the existing footprint. Still the right answer for most homes here.
Tankless: endless hot water and a smaller footprint, and a Florida garage install avoids the freeze headaches colder states deal with. Requires the right gas line size or electrical capacity, and needs an annual descale in our hard water.
Hybrid heat pump: the cheapest to run by a wide margin, and it dehumidifies the garage as a side effect, which is welcome in August. It needs air volume around it and a condensate drain.
We size by how many people shower in the morning and what your gas or panel capacity allows, not by whatever is stacked on the truck.
Hard water is why yours died early
Much of Jacksonville runs hard, mineral-heavy water. That mineral drops out as sediment in the bottom of the tank, insulates the burner or element from the water, and makes the unit work harder every year until it splits.
Flushing annually helps. A softener helps more, and it protects the fixtures, the dishwasher and the laundry at the same time. We will quote both so you can weigh it.

Eight to twelve years for a standard tank, and our mineral content pushes many toward the low end. Tankless units run fifteen to twenty when they are descaled annually.
Usually yes for common tank sizes. Tankless conversions often need a gas line or electrical change, so those get scheduled once we have confirmed what the house can support.
That sulfur smell is normally a reaction between the magnesium anode rod and bacteria in the water, and it is very common on well systems out in Clay, Baker and Nassau counties. Swapping to an aluminium-zinc anode and sanitizing the tank fixes it in most cases. The heater itself is usually fine.
If you have a big household that runs out of hot water, or you want the garage space back, yes. If you are a two-person household with a working tank, the payback period is long. We will say so.
